Liberty Military Housing (LMH) is the privatized housing partner across all of JBLM. They manage roughly 5,159 family homes across 22 communities — Lewis Main, JBLM North (Lewis North), and McChord Field. The leasing partner is the same regardless of branch; the communities themselves split by physical side of the installation. Here's the practical layout.
The actual sequence most JBLM families follow when choosing on-post housing. The order matters — skip a step and you can lose days of leave or BAH coverage. Three of the four steps are the same regardless of branch. The arrival/in-processing route differs.
Once you have orders, submit your LMH application immediately. Waitlist position is dated by application receipt — not arrival date. Same process for Army and Air Force families.
Stop at the Housing Services Office before signing in to your branch's reception/in-processing flow. This protects your PTDY days. (See the warning below.)
LMH will schedule tours of available homes in your eligible communities. Take the first one that fits, or hold for a specific neighborhood and accept a longer wait.
Lease signing happens at the LMH leasing office at Bldg 5128. Your full BAH at JBLM with-dependents rate is paid as rent — utilities and services per your specific community's bundle.
After HSO, the in-processing flow routes through different installations depending on whether you're Army or Air Force. The procedural details below.
Installation Reception Center (IRC) at Bldg 2021, Pendleton Ave. Open 24/7. Replaces what older guidance still calls "Replacement Detachment" — the IRC is the current designation under the JBLM Garrison.
The 627th Air Base Group is the McChord-side garrison support unit. Personnel functions for Airmen are handled through the 627th Force Support Squadron on McChord, including the McChord MPS office in Bldg 100 (Col Joe Jackson Blvd). Some newcomer functions integrate through the JBLM-wide Military Personnel Division (MPD), so the actual flow blends squadron sponsor coordination with both McChord-side and Lewis-side touchpoints.
Effective January 1, 2026. JBLM falls in the Tacoma, WA Military Housing Area. JBLM ranks among the higher-BAH joint bases in the country — a Pacific Northwest housing-cost reflection that affects every off-post decision too.

JBLM is one of the largest installations in the country — a joint base shared by the Army and Air Force with roughly 36,000 service members and 47,000 family members. The amenity footprint is substantial.

Major military medical center on JBLM Lewis Main. Full-service hospital and primary care serving JBLM families across both Army and Air Force. The McChord Clinic (62nd MDS) handles Air Force-side primary care; higher-acuity care routes through Madigan.
Hillside Youth Center serves grades 6–12 with Teen Zone, Red Cross-certified babysitting courses, and recreational programs.
American Lake recreation area, on-post parks, base hiking trails, and access to the Pacific Northwest's outdoor reputation right outside the gate.
This is one of the most important things to get right about JBLM. The on-post schools at JBLM are not DoDEA schools — unlike many Army installations, the schools on JBLM are operated by Clover Park School District (CPSD). The buildings are federally owned, but the educational programs are public schools that follow Washington state curriculum and accountability standards.
Why this matters: If you've moved before and are familiar with DoDEA schools — different curriculum, different accountability standards, different transfer process for moves — JBLM is going to feel different. Your kids will follow Washington State standards and Common Core. Records transfer like any public school transfer. Plan accordingly.
Elementary depends on your specific housing area — Beachwood, Evergreen, Hillside, Meriwether, or Rainier. Middle school is Thomas Middle School. High school is Lakes High School. Use the CPSD school locator with your housing-contract address to confirm.
Elementary is Carter Lake Elementary for all McChord Field housing. Middle school is Thomas Middle School. High school is Clover Park High School. The McChord-side path is more linear than the Lewis side — fewer choice points, single elementary feeder.

The 22 LMH communities at JBLM operate on a "Live Where You Work" priority system — Soldiers assigned to Lewis have higher priority for Lewis-side communities; Airmen assigned to McChord have higher priority for McChord-side communities. Cross-side assignment is possible but typically means longer wait times. The HSO is your first stop — not your last resort.
If you arrive at JBLM with PTDY authorized, report to the Housing Services Office before you sign in to your branch's reception flow — the Installation Reception Center for Soldiers, the 627th FSS / your gaining squadron for Airmen. If you sign in first, Finance can charge you regular annual leave instead of PTDY for your house-hunting days.
That mistake costs you days you can't get back — and at JBLM, with the Pacific Northwest housing market the way it is, you'll want every PTDY day available to find the right place.
